Application

Interested buyer (s) will submit application in prescribed form duly signed along with Booking Money and other necessary documents. The company has to right to accept or reject any application without assigning any reason whatsoever. Interested buyers willing to pay total payment in a single installment or larger installments will receive preference.

Allotment

Allotment will be made on first-come-first-served basis. Upon acceptance of application, Booking Money, Down Payment and other necessary papers, Dwelling Real Estate Co. (Pvt.) Ltd. will issue an allotment letter in favor of the applicant. This will include the payment mode. The buyer is not entitled to transfer the apartment to third party till the apartment handed over to them.

Payment

All payments should be made by A/C payee cheque or Bank Draft or Cash in favor of Dwelling Real Estate Co. (Pvt.) Ltd. Buyer (s) residing abroad may remit payments by TT or DD. The buyer should strictly adhere to the payment schedule. Timely completion of the project is dependent upon the timely payment by the buyers. The buyer is liable to pay a delay charge 3% per month on the defaulted amount. If the payment is delayed beyond 2 months, Dwelling Real Estate Co. (Pvt.) Ltd. has to the right cancel the allotment In case of cancellation of allotment or surrender of apartment, due refund will be made after deducting the necessary service charge and realizing the refund amount from new buyer.

Dwelling Real Estate Co. (PVL) Ltd.s Right

Dwelling Real Estate Co. (Pvt.) Ltd. reserves the right to make changes in both Architectural & Structural design of the project if necessary. Limited change can be made in specifications for overall interest of the project.

Utility Connection

Connection fee, security deposit for water, gas, electricity and incidental costs are not include in the apartment price. Dwelling Real Estate Co. (Pvt.) Ltd. will make this payment directly the concerned authorities and the buyer shall reimburse the amount at actual basis to Dwelling Real Estate Co. (Pvt.) Ltd.

Transfer of Ownership

Proportionate share of indivisible land as wall as apartment will be registered in
favor of each buyer as per the current rules and regulations of RAJUK Govt. authority.

Transfer Cost

All costs related to transfer of ownership like stamp duty, registration fee, VAT, Govt. tax documentation charges, incidental expenses etc. will borne by the buyer at actual basis.

Owner's Association

The buyer must undertake to become a member of the owner’s association, which
will be formed by the owner’s of the apartments with the view to maintaining the general affairs of the complex for common interest.
